What does an air conditioning service include?

An air conditioning service is a yearly visit where an engineer cleans the filters, coil and drain, then tests the electrics, refrigerant pressures and output. Aircova services split, multi-split and ducted systems from £99 per unit with VAT, and gives you a written record for your warranty.

We work through the same checklist on every visit, inside and out. Each step either restores lost efficiency or catches a small fault before it turns into a breakdown.

  • Remove, wash and refit the indoor unit filters
  • Clean the indoor coil with an antibacterial cleaner
  • Clean the fan barrel and air louvres
  • Flush the condensate drain and check the drain pump if fitted
  • Clear leaves and dirt from the outdoor unit and condenser coil
  • Check refrigerant pressures and inspect pipe joints for leaks
  • Test electrical connections, isolator and cable condition
  • Measure air temperatures in cooling and heating mode
  • Check the remote, Wi-Fi control and any error codes
  • Check brackets, anti-vibration mounts and pipe insulation
  • Write up the results and stamp your service record

The temperature readings tell us how well the system is moving heat. We compare the air going into the indoor unit with the air coming out. A small difference points to a dirty coil, a low charge or a failing part.

Your record lists what we cleaned, the readings we took and anything that needs attention. Keep it with your installation papers, as the manufacturer may ask for it if you ever make a warranty claim.

Our plan is a simple yearly reminder. We log the date of your last visit and contact you when the next annual service is due, so the gap never runs past 12 months.

There is no monthly fee. You pay the service price on the day of each visit, and your records stay on file with us.

Timing

How often should air conditioning be serviced?

Book air conditioning servicing once a year for a home system. Spring is the best time, so the coil is clean before the first hot week. Systems that run hard all year, sit near a busy road or serve a dusty room may need a check every six months.

Many London homes now use their split units as heat pumps through the winter too. Heavy use in both seasons is a good reason to stick to the yearly visit and not let it slip.

Between services, watch for the warning signs below. Any of them is a reason to book early rather than wait for the date.

Weak airflow

Usually blocked filters or a dirty coil

If the fan is running but little air comes out, dust is choking the indoor unit. A clean often brings the output straight back.

Water dripping indoors

Often a blocked condensate drain

Condensation should run away through the drain. When the drain is blocked, water backs up and drips from the indoor unit onto the wall or floor.

Musty smell or ice on pipes

Mould on the coil, or a low charge

A damp smell points to mould in the coil and drain tray. Ice on the copper pipes points to low airflow or a refrigerant leak.

Other signs worth acting on

  • The room takes much longer to cool or heat than it used to
  • New rattles, clicks or humming from the indoor or outdoor unit
  • A flashing light or error code on the indoor unit
  • Higher electricity bills with no change in how you use it

Rules and cover

Servicing to keep your warranty, and F gas checks

Most manufacturers ask for a yearly service by a qualified engineer as a condition of their warranty. Cover runs up to 5 years, and longer on some ranges, but a missed service can give the maker a reason to refuse a claim. Our warranty and aftercare page explains what each brand asks for.

Leak checks are a separate legal matter. Under the GOV.UK leak check rules, they are only required on systems holding F gas equal to 5 tonnes of CO2 equivalent or more. Systems from 5 to under 50 tonnes need a check at least every 12 months.

The figure is the refrigerant charge in kg times its global warming potential, divided by 1,000. The GOV.UK F gas tables list R32 at 675 and R410A at 2,088. So the line sits at about 7.4kg of R32, or about 2.4kg of the older R410A.

A single room home split holds far less than 7.4kg of R32, so a legal leak check is not needed. Larger multi-split, ducted and commercial systems can cross the line, especially older R410A units. We read the charge from the outdoor unit label, and we still inspect every joint for leaks on a normal service.

Between visits

Air conditioning maintenance you can do yourself

The most useful air conditioning maintenance between visits is washing the indoor filters. In summer, do it every two to four weeks. It takes about ten minutes and needs no tools.

  1. Switch off. Turn the unit off with the remote, then switch off the isolator or fused spur.
  2. Lift the front panel. Raise the hinged cover on the indoor unit until it clicks and holds open.
  3. Slide out the filters. Pull the mesh filters down and out, taking care not to bend the fins behind.
  4. Rinse in lukewarm water. Use a soft brush and mild washing up liquid if they are greasy.
  5. Dry fully in the shade. Never refit wet filters, and keep them out of direct sun or heat.
  6. Refit and test. Slide the filters back, close the panel and run the unit for a few minutes.

Outside, keep it clear. Keep the space around the outdoor unit open so air can flow. Brush off leaves and keep plants trimmed back. Do not hose the condenser fins hard, as they bend easily.

Anything beyond the filters and a wipe of the casing is a job for an engineer. Pipe joints and pressures are part of the refrigerant circuit, and working on that circuit needs an F gas qualification by law.

Most of our visits are to a single wall-mounted air conditioning unit in a bedroom or home office. The outdoor unit often sits on a bracket over the side return, so we check the bracket fixings as well as the coil.

Multi-split across a family home

On a multi-split system, every indoor unit gets the full clean. The shared outdoor unit is checked once, which is why each extra indoor unit costs only £45 on top.

Ducted unit in a loft or ceiling

A ducted system hides the indoor unit, so access sets the time on site. We clean the return air filters and check the drain, which is easy to forget when you cannot see it.

Offices, shops and restaurants

Commercial systems run longer hours and are often large enough to need legal F gas leak checks and records. Our commercial air conditioning team sets up visits around your opening hours.

Kitchens and busy shop floors clog filters faster, so many businesses book two visits a year rather than one.

Repair or replace an old unit?

If a service finds a failed part, we quote the fix before any work starts. Units more than 10 to 15 years old, or running on R22, can cost more to keep than to swap, and we will say so plainly.

Is it a legal requirement to service home air conditioning?

No, there is no law that says a home system must be serviced every year. The legal duty is a leak check, and it only applies to systems holding F gas equal to 5 tonnes of CO2 equivalent or more. Most single room splits hold far less. Yearly servicing is still a common condition of manufacturer warranties, so skipping it can cost you cover.

Does an air conditioning service include a regas?

No, a standard service does not include a regas, because a healthy system should never need one. Refrigerant runs in a sealed loop and does not get used up. If the pressure is low, there is a leak, and topping up without fixing it just wastes gas. We report the reading and quote for leak finding and repair before any refrigerant is added.

Can you service a system you did not install?

Yes, we service split, multi-split and ducted systems from all major brands, including units fitted by other companies. Send us the brand and model from the label on the indoor unit, or a photo, so we bring the right parts and filters. If the system is still under warranty, we record the service so it counts toward your cover.

What is the best time of year to service air conditioning?

Spring is the best time, before the first warm spell. Engineers are busier in June and July, and a fault found in April can be fixed before you need cooling. If you mainly use your system as a heat pump in winter, an autumn visit works just as well. What matters most is a gap of no more than 12 months.

Why does my air conditioner smell musty?

A musty smell usually means dust and moisture have built up on the indoor coil, fan or drain tray. Mould grows where condensation sits, and the fan blows the smell into the room. Washing the filters can help, but the coil and fan need a proper clean. Our service includes an antibacterial coil clean and a drain flush.

Can I service my own air conditioning unit?

You can do the basic air conditioning maintenance yourself, such as washing the filters and keeping the outdoor unit clear. You cannot legally work on the refrigerant circuit without an F gas qualification. A DIY clean also does not count as a service for warranty purposes, because manufacturers ask for a record from a qualified engineer.

How long does an air conditioning unit last if it is serviced?

A well serviced split system often lasts 10 to 15 years. Dirty coils and blocked filters make the compressor work harder, which shortens its life. Units older than that, or older systems running on R22, may cost more to keep going than to replace. We tell you honestly at the service if a unit is near the end of its working life.
