Victorian and Edwardian terraces
Terraces from these eras make up much of inner London. The back addition and side return usually give a good spot for the outdoor unit, out of sight from the street. Solid brick walls take a 65mm core hole well, and pipe runs to rear bedrooms are often short.
Mansion blocks and converted flats
Red brick mansion blocks and houses split into flats bring a freeholder, a managing agent and sometimes a residents’ committee. Outdoor units often go on a balcony, a flat roof or a lightwell. We cover those consents further down.
New build flats and stucco
Many new build flats were designed with heat recovery ventilation but no cooling, and glass walls that catch the afternoon sun. White stucco houses in Belgravia, Notting Hill and Islington sit mostly in conservation areas, so the outdoor unit placement needs more care.

Most London jobs start with one room, and a wall-mounted air conditioning unit suits nearly all of them. If you want two to five rooms, a multi-split system keeps it to one outdoor unit, which matters on a small terrace or balcony.
Consent and planning
Flats, conservation areas and listed buildings
Most jobs need nothing more than your agreement. Flats, conservation areas and listed buildings are the cases where someone else may need to say yes first.
Flats and freeholder consent
If you own a leasehold flat, the lease usually covers the outside walls, the roof and any balcony. Most leases need the freeholder’s written consent before you fix anything to them, often called a licence for alterations.

Conservation areas
Much of inner London sits in a conservation area, from Hampstead to Clapham. The front of the house matters most here. We place outdoor units on rear walls or flat roofs, out of public view, and run pipes inside where we can.
Most single small units on a house in England do not need planning permission if the look of the building is not materially affected. The government note on air conditioning rules still says to check with your local council. Some conservation areas also have extra local controls.

Why London homes get so hot in summer
London runs warmer than the country around it, because brick, roads and roofs store heat by day and release it at night. On 19 July 2022, Heathrow and St James’s Park both reached 40.2°C, according to the Met Office report on the July 2022 heatwave.
Warm nights are the hardest part. Top floor flats and loft rooms hold the heat long after sunset, which is why most air conditioning London enquiries start with a bedroom.
A split unit takes heat and moisture out of the room with the windows shut. In winter it runs in reverse as an air-to-air heat pump, which helps in rooms the boiler struggles to reach.
Getting to you
Parking, ULEZ and access on London streets
Many London streets sit in a controlled parking zone, and each council runs its own rules. Before the fitting day we check your road and agree the plan with you.
- Visitor permits: if you have visitor permits, you can use one for our van and we add nothing.
- Bay suspensions: on busy streets we may ask the council to suspend a bay, which needs notice.
- Congestion Charge and ULEZ: the ULEZ covers all London boroughs, every day except Christmas Day, as Transport for London sets out.

Fitting day in a London home
- Arrive and park. We use the agreed bay or permit and carry kit in through the front door.
- Protect the route. Hallways, stairs and the room are covered, including shared communal areas.
- Fit both units. One 65mm hole links the indoor unit to the outdoor unit and the condensate drain.
- Test and commission. We pressure test with nitrogen, pull a vacuum, then release the R32 refrigerant.
- Hand over. We set up the controls and register the manufacturer warranty for you.
